What follows is the definition for the term Local Search as it relates to mortgages in the UK. Local Search
A local search is an application to the local authority for a document which will give various details pieces of information about the location of the property.
It gives information on various elements of the immediate surroundings of the property, such as whether there are flooding problems in the local area and also gives details of future work that will be occuring in the near vicinity. This way it is possible to find out for example, if a new major road is likely to be built nearby, or if the adjacent property is about to be turned into a sewage works for example.
The local search therefore allows you to avoid purchasing a property that might significantly drop in value in the near future due to a forseeable event
